Position Summary

Under general supervision, Maintains Buildings, Grounds, Furniture/Fixtures/Equipment, including the preventive maintenance of all air conditioning units, and performs material management functions at all Waimanalo Health Center (WHC) sites.  Helps oversee volunteers or vendors when requested by Supervisor. Coordinates all work activities with special attention to the Patient Centered Medical Home philosophy addressing the needs of patients, clients, and staff.  Always conducts business in a professional, safe, legal, and ethical manner which is non-disruptive to patient care. 

Supports and demonstrates the values of WHC. Establish and maintain effective working relationships with all employees, BOD, and community leaders in the course of work.

Essential Functions

  • Assists with Maintenance Projects as assigned, which may include moving small number of furniture, conference room set up if assistance is needed, performs routine exterior, interior maintenance, painting, minor refrigeration, electrical, carpentry, and plumbing work.
  • Performs regularly scheduled preventive maintenance on all AC units. (i.e., wall and split system units) and minor repairs.
  • Provides on-site coordination of other vendor’s work at the WHC premises when requested to ensure patient/staff/vendors and scheduled services can safely access facility.
  • Ensures smells, noise and debris are kept to a minimum during hours of operations. Alerts supervisor or Facilities Coordinator to issues.
  • Responds to urgent repair requests to help minimize damage to facility while licensed contractors are contacted to complete full repair. (i.e., roof leaks, plumbing leaks, damaged stairs.)
  • Follows safety precautions when using a ladder up to a height limit of 10 feet, requests assistance from staff or contractors when using ladders for heights in excess of 10 feet.
  • Cleans out gutters, drainage ditches and culverts.
  • Wipes down benches, railings, ledges, and trims on the exterior of buildings. Checks all restrooms on daily schedule.  Sweeps, mops, scrubs, and vacuums hallways, ramps, stairs, and office spaces if necessary and when day service is not available, or task is considered urgent
  • In consultation with the Facilities Coordinator, reviews calendar and upcoming events, prepares meeting spaces and their associated support facilities (restrooms, kitchen, and training area) to ensure clean condition before and after usage by staff and outside organizations. Sets up tables and chairs for large meetings as requested. Notifies Facilities staff about outside organization’s non-compliance to policies, damage to equipment or other detected issues.
  • Maintains awareness of the facility and conducts periodic building inspections, notifying management of needs for small and major repairs or additions to buildings and fixtures such as lighting, air conditioning and ventilating equipment. Advises staff to submit WHC Facilities tickets to document and address issues.
  • Participates in training for all new equipment and maintains/reports as required.
  • Scheduled presence on each site to work with both building operation/maintenance needs.
  • Maintains FAC department’s vehicles and makes appropriate and safe use to cover different needs for facility.

Physical Activities:

The following physical activities are necessary to perform one or more essential functions of this position.

  • Moves, lifts, carries, and places merchandise and supplies weighing up to 75 pounds without assistance.
  • Moves up and down a ladder and/or stairs.
  • Reaches overhead and below the knees, including bending, twisting, crawling, squatting, kneeling, pulling, and stooping. They may be required to sit or stand for long periods.
  • Visually verifies and reads information, often in small print.

Certifications, Licenses, & Registrations:

  • Two-Step Tuberculosis clearance is required.
  • Valid Hawaii state driver’s license required.
  • Refrigeration Certification required.
  • Proof of full vaccination and booster against COVID-19 is required

Employment Type: Full Time

Compensation: $49,000.00 to $56,000.00 / Hourly
